U Ministarstvu gospodarstva i održivog razvoja održan je sastanak o rekonstrukciji i nadogradnji Hotela Hrvatska u Baškoj Vodi s ciljem podizanja kvalitete usluga na 4 plus zvjezdice. Investitor Marea Alte podnio je zahtjev za dogradnju i rekonstrukciju uz povećanje smještajnih kapaciteta na što Općina Baška Voda nije dala svoj pristanak.

Problemi se odnose na prostorno-planske pretpostavke, odnosno na činjenicu kako je za područje u obuhvatu zahvata važećim Prostornim planom uređenja Općine Baška Voda propisana obveza izrade UPU-a uređenja turističke zone Urania. Vlasnik tvrtke investitora Petar Ćorluka je iznio okvirne podatke o planiranom projektu kojim je predviđeno ulaganje oko 20 milijuna eura, te je zatražio konkretne upute kako bi se postojeće idejno rješenje projekta uskladilo s odredbama prostornog plana. Izrazio je spremnost za realizacijom projekta na način da se zadrže smještajni kapaciteti bez inicijalno predviđenog povećanja.

Podizanje kvalitete

Nakon pokrenute rasprave od strane Snježane Đurišić, načelnice Sektora lokacijskih dozvola i investicija, odmah su se uključile zainteresirane strane, investitor i Općina Baška Voda. Načelnik Josko Roščić je čvrsto zastupao tvrdnju o neširenju i nepovećanju smještajnih kapaciteta, jer kaže kako je komunalna infrastruktura nedostatna i dotrajala i da su veliki problemi posebice prisutni u vrijeme turističke sezone s vodoopskrbom i odvodnjom, što bi se dugoročno negativno odrazilo na gospodarstvo općine Baška Voda i na zaštitu okoliša.

Načelnik Baške Vode je zastupao mišljenje Općinskoga vijeća da se odustane od planiranog povećanja smještajnih kapaciteta, da se zadrži postojeći, te kako investiciju treba usmjeriti na podizanje kvalitete usluga u turizmu, tim više što je u sklopu projekta i bungalov naselje Urania kao i novokupljeno zemljište istočno od bungalova gdje će se graditi novi hotel, (na prostoru što je Ćorluka kupio od poduzetnika Krune Žulja koji je imao građevinsku dozvolu za gradnju hotela, ali mu Općina Baška Voda nije dozvolila prometni pristup parceli).
 

Dane Pavičić iz Sektora za turističku ponudu i investicije u turizmu, iz Ministarstva turizma i sporta potvrdio je kako je investitor osim Hotela Hrvatska vlasnik i susjednog turističkog kompleksa Urania i kako je kupio zemljište uz istočnu stranu kompleksa na kojem je već ranije izdana građevinska dozvola za gradnju novog hotela. Sve navedene nekretnine u obuhvatu za koje je predviđena izgradnja UPU-a Urania 1-9 čine jedinstvenu funkcionalnu cjelinu te će se po realizaciji planiranih projekata ponuditi na tržištu kao jedinstven turistički proizvod investitora, a sve o okvirima postojećih kapaciteta u obje zone, naglasio je Pavičić.

'Javljajte nam'

Na koncu je ipak zaključeno kako su investitor i načelnik općine Baška Voda postigli načelni dogovor o daljnjem tijeku aktivnosti, a s ciljem stvaranja uvjeta za realizaciju projekta rekonstrukcije Hotela Hrvatska, a investitor je izrazio spremnost na prilagodbu planiranog projekta tako da se zadrže postojeći smještajni kapaciteti, bez daljnjeg povećanja, dok se načelnik Roščić izjasnio kako će u tom slučaju Općina podržati realizaciju projekta kroz donošenje UPU-a Urania 1-9 od strane Općinskoga vijeća kojim će se ujedno riješiti i problem kompletne infrastrukture i neophodnih parkirnih mjesta oko hotela i turističkog kompleksa.

Prvi korak predviđa potpisivanje Ugovora o sufinanciranju izrade UPU- a između investitora i Općine Baška Voda. Načelnik je upozorio da se prijedlog Odluke o izradi UPU-a Općinskome vijeću uputi što ranije, tj. prije raspuštanja Vijeća zbog nadolazećih lokalnih izbora, a predstavnici Ministarstva su zamolili obje strane da ih se redovito izvještava o poduzetim koracima kako bi i oni mogli sudjelovati i pomoći u napretku i realizaciji projekata.

U Ministarstvu gospodarstva i održivog razvoja održan je sastanak o rekonstrukciji i nadogradnji Hotela Hrvatska u Baškoj Vodi s ciljem podizanja kvalitete usluga na 4 plus zvjezdice. Investitor Marea Alte podnio je zahtjev za dogradnju i rekonstrukciju uz povećanje smještajnih kapaciteta na što Općina Baška Voda nije dala svoj pristanak.

Problemi se odnose na prostorno-planske pretpostavke, odnosno na činjenicu kako je za područje u obuhvatu zahvata važećim Prostornim planom uređenja Općine Baška Voda propisana obveza izrade UPU-a uređenja turističke zone Urania. Vlasnik tvrtke investitora Petar Ćorluka je iznio okvirne podatke o planiranom projektu kojim je predviđeno ulaganje oko 20 milijuna eura, te je zatražio konkretne upute kako bi se postojeće idejno rješenje projekta uskladilo s odredbama prostornog plana. Izrazio je spremnost za realizacijom projekta na način da se zadrže smještajni kapaciteti bez inicijalno predviđenog povećanja.

Podizanje kvalitete

Nakon pokrenute rasprave od strane Snježane Đurišić, načelnice Sektora lokacijskih dozvola i investicija, odmah su se uključile zainteresirane strane, investitor i Općina Baška Voda. Načelnik Josko Roščić je čvrsto zastupao tvrdnju o neširenju i nepovećanju smještajnih kapaciteta, jer kaže kako je komunalna infrastruktura nedostatna i dotrajala i da su veliki problemi posebice prisutni u vrijeme turističke sezone s vodoopskrbom i odvodnjom, što bi se dugoročno negativno odrazilo na gospodarstvo općine Baška Voda i na zaštitu okoliša.

Načelnik Baške Vode je zastupao mišljenje Općinskoga vijeća da se odustane od planiranog povećanja smještajnih kapaciteta, da se zadrži postojeći, te kako investiciju treba usmjeriti na podizanje kvalitete usluga u turizmu, tim više što je u sklopu projekta i bungalov naselje Urania kao i novokupljeno zemljište istočno od bungalova gdje će se graditi novi hotel, (na prostoru što je Ćorluka kupio od poduzetnika Krune Žulja koji je imao građevinsku dozvolu za gradnju hotela, ali mu Općina Baška Voda nije dozvolila prometni pristup parceli).
 

Dane Pavičić iz Sektora za turističku ponudu i investicije u turizmu, iz Ministarstva turizma i sporta potvrdio je kako je investitor osim Hotela Hrvatska vlasnik i susjednog turističkog kompleksa Urania i kako je kupio zemljište uz istočnu stranu kompleksa na kojem je već ranije izdana građevinska dozvola za gradnju novog hotela. Sve navedene nekretnine u obuhvatu za koje je predviđena izgradnja UPU-a Urania 1-9 čine jedinstvenu funkcionalnu cjelinu te će se po realizaciji planiranih projekata ponuditi na tržištu kao jedinstven turistički proizvod investitora, a sve o okvirima postojećih kapaciteta u obje zone, naglasio je Pavičić.

'Javljajte nam'

Na koncu je ipak zaključeno kako su investitor i načelnik općine Baška Voda postigli načelni dogovor o daljnjem tijeku aktivnosti, a s ciljem stvaranja uvjeta za realizaciju projekta rekonstrukcije Hotela Hrvatska, a investitor je izrazio spremnost na prilagodbu planiranog projekta tako da se zadrže postojeći smještajni kapaciteti, bez daljnjeg povećanja, dok se načelnik Roščić izjasnio kako će u tom slučaju Općina podržati realizaciju projekta kroz donošenje UPU-a Urania 1-9 od strane Općinskoga vijeća kojim će se ujedno riješiti i problem kompletne infrastrukture i neophodnih parkirnih mjesta oko hotela i turističkog kompleksa.

Prvi korak predviđa potpisivanje Ugovora o sufinanciranju izrade UPU- a između investitora i Općine Baška Voda. Načelnik je upozorio da se prijedlog Odluke o izradi UPU-a Općinskome vijeću uputi što ranije, tj. prije raspuštanja Vijeća zbog nadolazećih lokalnih izbora, a predstavnici Ministarstva su zamolili obje strane da ih se redovito izvještava o poduzetim koracima kako bi i oni mogli sudjelovati i pomoći u napretku i realizaciji projekata.
