Solin ima sve manje slobodnog zemljišta za gradnju stambenih zgrada, ali zato Klis još uvijek ima, kako se čini, dosta prostora za takve projekte.

Nekoć parcele pod vinogradima, vrtlima, pašnjacima, maslinama... sve više zauzimaju zgrade i suvremene obiteljske kuće.

Riječ je o padini koja se nalazi sjeverno od prometnice Solin - Majdan, odnosno od Ulice Mezanovac pa preko Ilijina potoka, uz katastarsku granicu Solina i Klisa, sve uzbrdo u pravcu Bilog briga, odnosno Kliškog polja, dok se solinski zaselak Đurini nalazi sa zapadne strane, a Pazirale s istočne.

Kako se može vidjeti u sustavu Ministarstva graditeljstva, putem zahtjeva za izdavanje građevinskih dozvola, a i samim uvidom u stanje na terenu, u krugu od nepunih stotinjak metara zračne linije izgrađeno je šest stambenih zgrada.

I novi niz spreman je za početak radova. U njima čak devedesetak stanova, što je brojka kakve se ne bi posramili ni veći gradovi poput Splita.

Prema vrsnim poznavateljima nekretnina na našem području, cijene u novogradnjama na tom dijelu kliške općine slične su kao i u Solinu, dakle od 3000 do 3400 eura po četvornome metru, a do samog početka gradnje možda se popnu i više.

Kada je riječ o gore spomenutim zgradama, one su u realizaciji različitih investitora, a jedna od najvećih koja bi se trebala graditi imat će 36 stanova na četiri etaže - suteren, prizemlje i dva kata s ravnim neprohodnim krovom.

Ulagač u projekt je tvrtka "Addl Klis" sa sjedištem u Zagrebu. Riječ je o kompaniji u vlasništvu Josepha Isaaca Sternlighta iz Londona i članova njegove obitelji, o kojemu je prije nekoliko godina pisala naša kolegica Jadranka Matić, odnosno o njegovu projektu luksuznih vila u Kaštel Gomilici koje su u javnosti poznate kao "Sedam sestrica".

Ta investicija, kako smo tada pisali, bila je vrijedna 2,7 milijuna eura. I to nije tada bio prvi projekt britanskog biznismena židovskih korijena na širem splitskom području.

- U Hrvatsku sam došao 2008. godine kad su cijene nekretnina u Engleskoj počele padati i kad sam prestao realizirati projekte - kazao nam je Sternlight u razgovoru vođenom u njegovu ovdašnjem uredu te nastavio:

- Došao sam, otkupio zemljište u Solinu, sagradio zgradu s devet stanova, kupio još zemljišta, isto u Solinu, Mimicama… Ekonomska kriza je, međutim, bila sve jača. Imao sam dva izbora, prihvatiti gubitak, rasprodati imovinu i otići iz Hrvatske ili ostati, okupiti tim i nastaviti.

Angažirao sam kvalitetne ljude koji su mi dosta pomogli, odvjetnike, računovođe, arhitekte i, pokazalo se, najvažnijeg suradnika Marka Jurića, koji je na čelu menadžmenta tvrtke u Hrvatskoj. Tako sam odlučio ostati - prisjetio se svojih početaka u Lijepoj našoj tada u razgovoru s našom kolegicom.

Investitor iz Londona širi biznis u Dalmaciji: Nakon ‘Sedam sestrica‘ u Kaštelima, gradit ću i zgrade u Splitu i Solinu. Još da naučim hrvatski...

Ostanak je, doznalo se kroz razgovor, značio još ulaganja za razvijanje različitih projekata, počevši od manjih. Prvo, da bi mogao plaćati tekuće račune, a onda i razvijati nove projekte i nekretnine polako privoditi namijenjenoj svrsi - prodaji.

Ulaganja nisu bila jednostavna jer prije nekoliko godina banke nisu htjele ni razgovarati o eventualnom kreditiranju. S vremenom se to promijenilo i tvrtka je danas bankama poželjan partner za financijsko praćenje.

U vrijeme vođenja tog razgovora već je bio izgrađen stambeni objekt na Visokoj u Splitu s 22 stana, također stambena zgrada na Glavičinama u Solinu s 32 stana, aparthotel u Mimicama s 19 luksuznih apartmana. Potom spomenute vile u Kaštelima, a najavljeni su tada i drugi stambeni objekti u Splitu i Solinu.

- Moja je poslovna filozofija da svoje investicije raspoređujem na način da dio ide u gradnju i prodaju, a dio u dugoročne investicije bavljenja turizmom. Na isti način radim i u Hrvatskoj i Engleskoj - obrazložio nam je tada i naveo kako, osim toga, za uspješan rad treba za suradnike imati dobre poznavatelje lokalnih prilika, društvenih običaja, pogotovo ako ne znaš jezik.

- Kad nađeš takve suradnike, onda ih držiš na okupu, jednako u Engleskoj i u Hrvatskoj. U tom slučaju jezična barijera nije važna jer osobno sagledavam kompletnu sliku, a članovi tima odrađuju detalje... - naveo je tada i zaključio kako sve češće dolazi s obitelji u Hrvatsku jer je prelijepa.

Solin ima sve manje slobodnog zemljišta za gradnju stambenih zgrada, ali zato Klis još uvijek ima, kako se čini, dosta prostora za takve projekte.

Nekoć parcele pod vinogradima, vrtlima, pašnjacima, maslinama... sve više zauzimaju zgrade i suvremene obiteljske kuće.

Riječ je o padini koja se nalazi sjeverno od prometnice Solin - Majdan, odnosno od Ulice Mezanovac pa preko Ilijina potoka, uz katastarsku granicu Solina i Klisa, sve uzbrdo u pravcu Bilog briga, odnosno Kliškog polja, dok se solinski zaselak Đurini nalazi sa zapadne strane, a Pazirale s istočne.

Kako se može vidjeti u sustavu Ministarstva graditeljstva, putem zahtjeva za izdavanje građevinskih dozvola, a i samim uvidom u stanje na terenu, u krugu od nepunih stotinjak metara zračne linije izgrađeno je šest stambenih zgrada.

I novi niz spreman je za početak radova. U njima čak devedesetak stanova, što je brojka kakve se ne bi posramili ni veći gradovi poput Splita.

Prema vrsnim poznavateljima nekretnina na našem području, cijene u novogradnjama na tom dijelu kliške općine slične su kao i u Solinu, dakle od 3000 do 3400 eura po četvornome metru, a do samog početka gradnje možda se popnu i više.

Kada je riječ o gore spomenutim zgradama, one su u realizaciji različitih investitora, a jedna od najvećih koja bi se trebala graditi imat će 36 stanova na četiri etaže - suteren, prizemlje i dva kata s ravnim neprohodnim krovom.

Ulagač u projekt je tvrtka "Addl Klis" sa sjedištem u Zagrebu. Riječ je o kompaniji u vlasništvu Josepha Isaaca Sternlighta iz Londona i članova njegove obitelji, o kojemu je prije nekoliko godina pisala naša kolegica Jadranka Matić, odnosno o njegovu projektu luksuznih vila u Kaštel Gomilici koje su u javnosti poznate kao "Sedam sestrica".

Ta investicija, kako smo tada pisali, bila je vrijedna 2,7 milijuna eura. I to nije tada bio prvi projekt britanskog biznismena židovskih korijena na širem splitskom području.

- U Hrvatsku sam došao 2008. godine kad su cijene nekretnina u Engleskoj počele padati i kad sam prestao realizirati projekte - kazao nam je Sternlight u razgovoru vođenom u njegovu ovdašnjem uredu te nastavio:

- Došao sam, otkupio zemljište u Solinu, sagradio zgradu s devet stanova, kupio još zemljišta, isto u Solinu, Mimicama… Ekonomska kriza je, međutim, bila sve jača. Imao sam dva izbora, prihvatiti gubitak, rasprodati imovinu i otići iz Hrvatske ili ostati, okupiti tim i nastaviti.

Angažirao sam kvalitetne ljude koji su mi dosta pomogli, odvjetnike, računovođe, arhitekte i, pokazalo se, najvažnijeg suradnika Marka Jurića, koji je na čelu menadžmenta tvrtke u Hrvatskoj. Tako sam odlučio ostati - prisjetio se svojih početaka u Lijepoj našoj tada u razgovoru s našom kolegicom.

Investitor iz Londona širi biznis u Dalmaciji: Nakon ‘Sedam sestrica‘ u Kaštelima, gradit ću i zgrade u Splitu i Solinu. Još da naučim hrvatski...

Ostanak je, doznalo se kroz razgovor, značio još ulaganja za razvijanje različitih projekata, počevši od manjih. Prvo, da bi mogao plaćati tekuće račune, a onda i razvijati nove projekte i nekretnine polako privoditi namijenjenoj svrsi - prodaji.

Ulaganja nisu bila jednostavna jer prije nekoliko godina banke nisu htjele ni razgovarati o eventualnom kreditiranju. S vremenom se to promijenilo i tvrtka je danas bankama poželjan partner za financijsko praćenje.

U vrijeme vođenja tog razgovora već je bio izgrađen stambeni objekt na Visokoj u Splitu s 22 stana, također stambena zgrada na Glavičinama u Solinu s 32 stana, aparthotel u Mimicama s 19 luksuznih apartmana. Potom spomenute vile u Kaštelima, a najavljeni su tada i drugi stambeni objekti u Splitu i Solinu.

- Moja je poslovna filozofija da svoje investicije raspoređujem na način da dio ide u gradnju i prodaju, a dio u dugoročne investicije bavljenja turizmom. Na isti način radim i u Hrvatskoj i Engleskoj - obrazložio nam je tada i naveo kako, osim toga, za uspješan rad treba za suradnike imati dobre poznavatelje lokalnih prilika, društvenih običaja, pogotovo ako ne znaš jezik.

- Kad nađeš takve suradnike, onda ih držiš na okupu, jednako u Engleskoj i u Hrvatskoj. U tom slučaju jezična barijera nije važna jer osobno sagledavam kompletnu sliku, a članovi tima odrađuju detalje... - naveo je tada i zaključio kako sve češće dolazi s obitelji u Hrvatsku jer je prelijepa.
