Projektom kojim će se konačno urediti seoski put u širem centru Splita, u kotaru Bol, na spoju Smiljanićeve i Tršćanske ulice, nije predviđeno da se produži kolni pristup obližnjoj parceli na kojoj se tvrdilo da će poduzetnica Marina Wallner izgraditi neboder u produžetku sadašnjih visokih zgrada u Dubrovačkoj.

Wallnerova je, podsjetimo, prije nekoliko godina podnijela zahtjev da joj se izda lokacijska dozvola. Međutim, na Geoportalu smo otkrili da je obustavljen postupak za izdavanje lokacijske dozvole.

Poslali smo pitanje splitskom pročelniku Teo Vojkoviću na ovu temu, zanimalo nas je o čemu je riječ, a on nam je objasnio da je arhitekt povukao zahtjev da se gradi po njegovom projektu.

–  Dana 9. prosinca 2022. Lovre Petrović pristupio je u ovaj ured i izjavom na zapisnik odustao od zahtjeva za izdavanje lokacijske dozvole, što je i potvrdio vlastoručnim potpisom na navedenom zapisniku. Kako daljnje vođenje postupka nije u javnom interesu, niti se postupak može nastaviti po zahtjevu protivne stranke, odlučeno je kao u izreci ovog rješenja – citirao nam je dio rješenja o obustavi lokacijske dozvole za neboder Wallnerove pročelnik za urbanizam i izgradnju Teo Vojković.

Zvali smo i Marinu Wallner, ali je nismo uspjeli dobiti, a do zaključenja teksta nismo dobili ni njezin odgovor na SMS poruku u kojoj smo upitali zašto je arhitekt povukao zahtjev za lokacijsku dozvolu za neboder i je li se odustalo od gradnje. Prije par godina, kad je njezina tvrtka podnijela zahtjev za dozvolu, Wallnerova nam je kazala da je ova investicija još daleko od realizacije.

– O tome za sada samo razgovaramo. Podnijeli smo zahtjev, ali ne skupljamo uvjete. Imali smo neke planove, ali nešto nam se drugo otvorilo, što ide puno brže u prodaju. Kako nemamo vremena, ni kapacitete, procijenili smo da idemo na drugi projekt, to je zasad tako – rekla nam je u siječnju 2020. Marina Wallner i otkrila da ima prioritetnije projekte na Žnjanu.

Podsjetimo, prije desetak godina bilo je velikih polemika oko građevinskih parcela na ovom području, između "Elanije" i druge tvrtke koja je tvrdila da ima građevinska prava na česticama. Čak je bilo upitno je li Grad u vrijeme gradonačelnika Željka Keruma legalno prodao Marini Wallner parcelu u ovom obuhvatu.

Inače, po GUP-u se na tom dijelu križanja Domovinskog rata i Dubrovačke ulice unutar obuhvata od oko 3500 kvadrata omogućuje gradnja zgrade s pretežno poslovnim sadržajima. Maksimalno je dozvoljeno 15 etaža i 10.400 metara četvornih nadzemne BRP-a. U odnosu na površinu 20 posto mogu biti stanovi. No, u GUP-u piše da je moguće navedenu površinu povećati za 20 posto kroz razradu prvonagrađenog natječajnog rada.

Projektom kojim će se konačno urediti seoski put u širem centru Splita, u kotaru Bol, na spoju Smiljanićeve i Tršćanske ulice, nije predviđeno da se produži kolni pristup obližnjoj parceli na kojoj se tvrdilo da će poduzetnica Marina Wallner izgraditi neboder u produžetku sadašnjih visokih zgrada u Dubrovačkoj.

Wallnerova je, podsjetimo, prije nekoliko godina podnijela zahtjev da joj se izda lokacijska dozvola. Međutim, na Geoportalu smo otkrili da je obustavljen postupak za izdavanje lokacijske dozvole.

Poslali smo pitanje splitskom pročelniku Teo Vojkoviću na ovu temu, zanimalo nas je o čemu je riječ, a on nam je objasnio da je arhitekt povukao zahtjev da se gradi po njegovom projektu.

–  Dana 9. prosinca 2022. Lovre Petrović pristupio je u ovaj ured i izjavom na zapisnik odustao od zahtjeva za izdavanje lokacijske dozvole, što je i potvrdio vlastoručnim potpisom na navedenom zapisniku. Kako daljnje vođenje postupka nije u javnom interesu, niti se postupak može nastaviti po zahtjevu protivne stranke, odlučeno je kao u izreci ovog rješenja – citirao nam je dio rješenja o obustavi lokacijske dozvole za neboder Wallnerove pročelnik za urbanizam i izgradnju Teo Vojković.

Zvali smo i Marinu Wallner, ali je nismo uspjeli dobiti, a do zaključenja teksta nismo dobili ni njezin odgovor na SMS poruku u kojoj smo upitali zašto je arhitekt povukao zahtjev za lokacijsku dozvolu za neboder i je li se odustalo od gradnje. Prije par godina, kad je njezina tvrtka podnijela zahtjev za dozvolu, Wallnerova nam je kazala da je ova investicija još daleko od realizacije.

– O tome za sada samo razgovaramo. Podnijeli smo zahtjev, ali ne skupljamo uvjete. Imali smo neke planove, ali nešto nam se drugo otvorilo, što ide puno brže u prodaju. Kako nemamo vremena, ni kapacitete, procijenili smo da idemo na drugi projekt, to je zasad tako – rekla nam je u siječnju 2020. Marina Wallner i otkrila da ima prioritetnije projekte na Žnjanu.

Podsjetimo, prije desetak godina bilo je velikih polemika oko građevinskih parcela na ovom području, između "Elanije" i druge tvrtke koja je tvrdila da ima građevinska prava na česticama. Čak je bilo upitno je li Grad u vrijeme gradonačelnika Željka Keruma legalno prodao Marini Wallner parcelu u ovom obuhvatu.

Inače, po GUP-u se na tom dijelu križanja Domovinskog rata i Dubrovačke ulice unutar obuhvata od oko 3500 kvadrata omogućuje gradnja zgrade s pretežno poslovnim sadržajima. Maksimalno je dozvoljeno 15 etaža i 10.400 metara četvornih nadzemne BRP-a. U odnosu na površinu 20 posto mogu biti stanovi. No, u GUP-u piše da je moguće navedenu površinu povećati za 20 posto kroz razradu prvonagrađenog natječajnog rada.
