Jesu li kamate na stambene kredite na vrhuncu? Prema aktualnoj listi HNB-a, fiksne efektivne kamatne stope za nove stambene kredite kod 15 hrvatskih banaka kreću se od 4,01 posto do visokih 6,25 posto.
"U ovim okolnostima, govorim iz vlastite perspektive, ja se sada ne bih usudio dizati kredit zbog cijena stanova, ali i kamatnih stopa“ kaže Ivan iz Zagreba, a Lana na sličnom tragu dodaje: "Nisam pametna, ali možda bih pričekala s dizanjem kredita. Kamate mi trenutačno nisu po volji, a što će biti u budućnosti ne znamo."
Budućnost je neizvjesna navodi RTL.hr . Fiksna efektivna kamatna stopa za nove stambene kredite kod nekih banaka prelazi visokih 6 posto. "Došli smo stvarno do nekih najviših točaka u zadnjih par godina. Kada gledamo nekad davno u prošlosti su bile puno veće kamatne stope nego danas, ali cijena nekretnina je bila puno niža. Razumijemo, i plaće – ali sve to sad nekako ide prema gore", kaže Ivona Mijatović Dautović, vlasnica portala Moj bankar za Dnevnik RTL-a.
Povećanje kamatnih stopa Europska središnja banka zaustavila je u rujnu prošle godine. Snižavanje bi trebalo nastupiti tijekom ljeta, a sve bismo trebali osjetiti i na kreditima u Hrvatskoj. Kada, teško je prognozirati…
"Niti su kamatne stope na stambene i druge kredite jednakom dinamikom i brzinom slijedile rast kamatnih stopa ECB-a kad je ECB podizao kamatne stope, pa tako sad ne treba vjerovati da će kamatne stope padati istom dinamikom. Moguće je da će one početi padati godinu dana nakon što ECB počne s trendom snižavanja kamatnih stopa", kaže za RTL Danas Marijana Ivanov, profesorica na Ekonomskom fakultetu u Zagrebu.

Ovo su trenutačni uvjeti. Uzmemo li za primjer kredit od 100 tisuća eura na 20 godina, mjesečnu ratu plaćat ćemo 60-ak eura više u odnosu na lani. "Prije godinu dana platili bismo 33 tisuće eura više, a ako danas podignemo kredit platit ćemo 46 tisuća eura na glavnicu“, dodaje Mijatović Dautović. Razlika je to od 13 tisuća eura, za isti kredit.No, dužnike sada dodatno štiti maksimalna kamatna stopa. Svi krediti su s fiksnom kamatom bez obzira na rok dospijeća.
"Fiksna kamatna stopa je zasigurno poželjnija od promjenjive kamatne stope, međutim fiksna kamatna stopa od 6 posto je previše, a ona do 4 je OK", zaključuje profesorica Ivanov.Efektivne kamatne stope većine banaka trenutno se kreću između četiri i pet posto, a bankama smo dužni gotovo 22 milijarde eura.

Jesu li kamate na stambene kredite na vrhuncu? Prema aktualnoj listi HNB-a, fiksne efektivne kamatne stope za nove stambene kredite kod 15 hrvatskih banaka kreću se od 4,01 posto do visokih 6,25 posto.
"U ovim okolnostima, govorim iz vlastite perspektive, ja se sada ne bih usudio dizati kredit zbog cijena stanova, ali i kamatnih stopa“ kaže Ivan iz Zagreba, a Lana na sličnom tragu dodaje: "Nisam pametna, ali možda bih pričekala s dizanjem kredita. Kamate mi trenutačno nisu po volji, a što će biti u budućnosti ne znamo."
Budućnost je neizvjesna navodi RTL.hr . Fiksna efektivna kamatna stopa za nove stambene kredite kod nekih banaka prelazi visokih 6 posto. "Došli smo stvarno do nekih najviših točaka u zadnjih par godina. Kada gledamo nekad davno u prošlosti su bile puno veće kamatne stope nego danas, ali cijena nekretnina je bila puno niža. Razumijemo, i plaće – ali sve to sad nekako ide prema gore", kaže Ivona Mijatović Dautović, vlasnica portala Moj bankar za Dnevnik RTL-a.
Povećanje kamatnih stopa Europska središnja banka zaustavila je u rujnu prošle godine. Snižavanje bi trebalo nastupiti tijekom ljeta, a sve bismo trebali osjetiti i na kreditima u Hrvatskoj. Kada, teško je prognozirati…
"Niti su kamatne stope na stambene i druge kredite jednakom dinamikom i brzinom slijedile rast kamatnih stopa ECB-a kad je ECB podizao kamatne stope, pa tako sad ne treba vjerovati da će kamatne stope padati istom dinamikom. Moguće je da će one početi padati godinu dana nakon što ECB počne s trendom snižavanja kamatnih stopa", kaže za RTL Danas Marijana Ivanov, profesorica na Ekonomskom fakultetu u Zagrebu.

Ovo su trenutačni uvjeti. Uzmemo li za primjer kredit od 100 tisuća eura na 20 godina, mjesečnu ratu plaćat ćemo 60-ak eura više u odnosu na lani. "Prije godinu dana platili bismo 33 tisuće eura više, a ako danas podignemo kredit platit ćemo 46 tisuća eura na glavnicu“, dodaje Mijatović Dautović. Razlika je to od 13 tisuća eura, za isti kredit.No, dužnike sada dodatno štiti maksimalna kamatna stopa. Svi krediti su s fiksnom kamatom bez obzira na rok dospijeća.
"Fiksna kamatna stopa je zasigurno poželjnija od promjenjive kamatne stope, međutim fiksna kamatna stopa od 6 posto je previše, a ona do 4 je OK", zaključuje profesorica Ivanov.Efektivne kamatne stope većine banaka trenutno se kreću između četiri i pet posto, a bankama smo dužni gotovo 22 milijarde eura.
